Heating: Your right to a reduction!@hessamnbv

From January 2027, new rules on heat meters apply in Germany. Knowing if your building complies could entitle you to a reduction in your heating costs.

Starting January 1, 2027, new German legislation will come into effect regarding the installation of heat meters and heating cost allocators in residential buildings.

This law, stemming from the European directive on energy efficiency, aims to better distribute heating costs and encourage energy savings. It could affect millions of renters and property owners in Germany.

What's changing for you

The main novelty is the obligation for landlords to install measuring devices (heat meters or allocators) in each apartment, if they are not already present. These devices measure the precise heating consumption of each dwelling.

The goal is to ensure fairer billing of heating costs, which represent a significant portion of rental charges in Germany. Until now, costs were often distributed based on the apartment's living area, which could disadvantage those who heated less.

When can you get a reduction?

If your building is not equipped with these meters by the deadline of January 1, 2027, you could be entitled to a reduction in your heating costs. The law provides for a reduction of at least 3% of heating costs for the year in which the obligation is not met. This reduction could be higher if the landlord has not taken the necessary steps to comply with the law.

How to check your building's compliance?

The first step is to consult your rental agreement and your latest heating bill. These documents should indicate how heating costs are distributed. If you have doubts, do not hesitate to ask your landlord or the real estate agency for clarification.

If your building is not equipped and you believe your bills are incorrect, you can consult a tenants' association (Mieterverein) to understand your rights and the steps to take. It is often necessary to officially notify the landlord of the non-compliance.

Impact for the African diaspora in Germany

For students, workers, families, and entrepreneurs of African descent living in Germany, understanding these new rules is essential. Heating costs can represent a substantial budget, and any reduction is welcome. Furthermore, this law is part of a broader move towards energy efficiency that can have a positive impact on the environment, a growing concern for many residents.

It is important to stay informed about legislative changes concerning housing and utility costs. Do not wait until the last minute to check your situation and assert your rights.
